What are we doing?
As the planning authority, Corangamite Shire is preparing a planning scheme amendment to rezone 373 Old Geelong Road, Camperdown from Farming Zone to Industrial 1 Zone. This proposal was received from Myers Planning Group on behalf of Jason Baulch, the property owner.

About the site
The site is a parcel of land that is approximately 2.5 kilometres north of Camperdown. The site has been used as an agricultural contracting business since 2018. In November 2019, Council granted a permit for the use and development of part of the site as a service station (self service diesel). The rest of the site is currently used for occasional crop raising.
Land to the north and east is used for farming. Adjoining land to the west is Industrial 1 Zone. Planning approval was recently granted for a milk processing facility which is currently under construction at 160 Depot Road. Australian Nutritional Solutions (ANS) has been granted a permit to develop a production facility on the land adjacent to the north. Land at 165 Depot Road is currently tenanted by a number of businesses including Molan Plumbing and Civil, South West Car Carriers, and Gary Evans Feeding Systems.
A road reserve forms the southern site boundary. Beyond this land (to the south) is land used for farming. Land opposite to the south east is used as part of the Camperdown Racecourse and Recreation Reserve.
The proposal
The proposed planning scheme change will enable future industrial use and development of 373 Old Geelong Road. It will extend an existing industrial precinct (located along Depot Road) which caters for industrial development that requires larger lot sizes.
There is currently no available vacant land within the precinct. There is strong demand for industrial uses that require larger lot sizes. The change will provide the timely delivery of industrial land to the market.
